Why Warren Buffett Thinks You Should Own a Home

Categories: New Homes in Trenton, News | Posted: August 8, 2018 | Comments Off on Why Warren Buffett Thinks You Should Own a Home

The Whittaker in Trenton, New Jersey, knows that buying a home is a great way to build wealth and live a more fulfilling life, but you don’t have to take our word for it – just listen to Warren Buffett.

Buffett, who is worth about $80 billion, purchased a home in Laguna Beach, California, in 1971 for $150,000 and recently listed it for a whopping $11 million. During an interview with CNBC, he called a 30-year mortgage the “best instrument in the world.”

“Because if you’re wrong and rates go to 2 percent, which I don’t think they will, you pay it off,” he explained. “It’s a one-way renegotiation. It is an incredibly attractive instrument for the homeowner and you’ve got a one-way bet.”

Unlike many of our competitors, at The Whittaker, we only offer our homeowners a 30-year fixed rate mortgage because we know that when you buy a home, you want it to be a choice you can believe in. With fixed mortgages, your rates won’t go up, which means it’s an even more attractive instrument for homeowners.

Each year, Buffett writes a letter to his shareholders to address the profits from the year before. During one letter to shareholders, Buffett addressed low-interest rates and great prices and said, “Home ownership makes sense for most Americans.”

He expanded on his belief and said that the third-best investment he made was purchasing his home. For those of you who are wondering, the two best investments he made were “wedding rings.”

While Buffett is a firm believer in becoming a homeowner and the value in paying your own mortgage instead of writing a rent check to pay your landlord’s mortgage, he cautioned against over-extending yourself. Fortunately, at The Whittaker in Trenton, New Jersey, you can have your dream home and keep your mortgage payments at a price you can afford.

You can own a 2 bedroom, 2 bathroom, condominium for only $1,010/month!* And, all of our homeowners can take advantage of our preferred lenders deal and receive $2,000 towards closing costs!** So, you aren’t overextending your budget, you’re possibly paying less than what you would in rent, and you’re buying a home to build wealth for yourself instead of your landlord.

All Whittaker homes are built with our buyers in mind. Each home comes complete with brand new appliances and your choice of carpet, tile, cabinets, and countertops. With various different floor plans to choose from, there’s a home for every kind of buyer.

All of our buyers are encouraged to take advantage of our preferred lender program and receive up to $2,000 towards closing costs!**

If you’re reading this, you’ve already been paying rent for far too long. We think buying a home is a good idea, Warren Buffett thinks buying a home is a good idea, so what are you waiting for? It’s time you believed that you can be a homeowner and contact us today!

4 Ways to Save Money on Your Utility Bills This Summer

Categories: Uncategorized | Posted: July 23, 2018 | Comments Off on 4 Ways to Save Money on Your Utility Bills This Summer

For some people, summer means trips to the beach, friendly neighborhood barbeques, and soaking up the warm sunshine. For others, it means cranking the air conditioning and increased utility bills. So, The Whittaker in Trenton, New Jersey has a few tips for staying cool this summer without breaking the bank.

Own an Energy Star Efficient Home

At The Whittaker, all of our homes are Energy Star certified, which means they were built to specific standards that keep your home sealed. So, when you run your air conditioning, the cold air stays inside your home and the hot, summer air doesn’t seep in. While this may seem like a simple detail, it’s one that can make tons of difference in the bill that shows up in your mailbox each month.

Just by having efficient Energy Star equipment, you can save $115 annually on your energy bill, according to the Energy Star website. That could be a nice dinner out, a fun outdoor concert, or even a few fresh items to spruce up your summer wardrobe.

Run Your Air Conditioner Efficiently

While it’s tempting to come home after a day in the sun, drastically lower the thermostat, and feel a nice arctic breeze, this simple action could be costing you a lot each month. Fortunately, there’s a great way to capitalize on the time you’re out of your house and keep your home cool for when you walk in the door.

Energy Star thermostats come with a program setting that allows you to set periods of time throughout the week when you’re away from home. So, your thermostat can know when you’re at work, bring the temperature to one that saves energy and then drop it down before you get home. According to the Energy Star website, you can save $180 every year in energy costs by using pre-programmed settings.

Another common mistake people make when trying to keep their home cool is failing to change their air filter regularly. A to-do list item that takes only a few minutes can make your air conditioner run more efficiently because it doesn’t have to work as hard to process the clean, cold air.

The Energy Star website recommends checking your filter every month especially during winter and summer. If it looks dirty after a month, you should change it, but at a minimum, filters should be changed at least every 3 months.

“A clean filter will also prevent dust and dirt from building up in the system — leading to expensive maintenance and/or early system failure,” Energy Star explains.

Take Advantage of Natural Sunlight

Saving money in summer isn’t just about temperature and utilizing natural sunlight can be a great, simple way to cut down on your electricity bill. With all of this great sunlight, there’s less of a need to turn on all those energy-sucking light bulbs from your lamps. And when you’re not home, close your curtains because the sun can heat up your home and cause the AC to have to work harder. Plus, you can’t enjoy the view anyway if you aren’t home.

Experiencing the changing seasons is even better in a home you own and at The Whittaker, you can own a 2 bedroom, 2 bathrooms, condominium for only $1,010/month* in Trenton, New Jersey.

Are you excited about becoming a homeowner but unsure how you’ll cover the closing costs? The Whittaker is offering $2,000 for closing costs and options!**

Owning a home is simple and to get the process started, all you have to do is contact us!

Take Advantage of Low Mortgage Interest Rates Before They Rise

Categories: New Homes in Trenton | Posted: July 1, 2018 | Comments Off on Take Advantage of Low Mortgage Interest Rates Before They Rise

Mortgage rates are on the rise, which is why this is the perfect time to take advantage of becoming a homeowner at The Whittaker in Trenton, New Jersey.

While interest rates are on the rise, they’re still low now and you can take advantage of owning a brand new Whittaker condominium for an amount that’s affordable for you.

Take our home 206 for example. This 2 bedroom, 2 baths, condominium comes complete with a tiled kitchen and you can OWN it for as little as 3% down – $4,049 – and only about $1,126 per month.*

For many people, that’s less than what they pay in rent. Plus, you’re living in a brand new home that you can use however you want instead of someone else’s home.

However, if you wait to purchase a home at Leewood Villages, a one percentage point rise in mortgage interest rates from 4.25% to 5.25% will increase your monthly cost by $78.91.

That’s $946 a year and a whopping $28,407 over the span of your 30-year fixed mortgage that you’re losing all because you waited to become a homeowner.

While it’s not a huge monthly increase, there’s a lot of other – better – things you can spend that extra money on, including:

  • Fancy dinners
  • Vacations
  • A new car
  • That pair of shoes you’ve had your eye on
  • Even a college tuition

Mortgage interest rates aren’t the only thing on the rise and rents consistently increase every year. Self-made millionaire pointed out that a renter can easily spend $540,000 on rent over a 30-year period and walk away with nothing when you decide to not re-sign your lease.

A 2 bedroom, 2 bathroom, brand new condominium at The Whittaker only costs $134,990 and if you decide to sell it, you could walk away with a profit.

Isn’t now the time for you to step up to homeownership and start building wealth for yourself and your family instead of your landlord?

Isn’t now the time to take advantage of lower mortgage interest rates and lower monthly payments before they go even higher and cost you money?

If you’re nervous about the homebuying process, don’t worry, we’ve got you covered.

Here’s How Simple It Is:

1. Meet with your salesperson

2. Pick out your home

3. We’ll help you get prequalified FOR FREE – it only takes 24-48 hours!

4. Sign a contract

5. Pick your carpet, countertops, tile and other great personal additions

We’re offering a special sale and you can receive $2,000 for closing costs!**

You deserve to feel the pride of owning a brand new, energy efficient, spacious home so contact us today to learn how you can become a homeowner before rates increase.

Three DIY Decorating Tips to Spruce Up Your Home for Spring

Categories: New Homes in Trenton | Posted: May 4, 2018 | Comments Off on Three DIY Decorating Tips to Spruce Up Your Home for Spring

Now that spring has finally decided to arrive and the sun is shining, it’s time to bring a little bit of change into your home, as well. Fortunately, with these tips, swapping the old for the new won’t break the bank.

Teacup Flower Garden

This is a great way to bring some flowers into your home for spring without sacrificing any space. You can use as many or as few teacups as you want and even turn it into an herb garden in your kitchen!

Step 1: Select your teacups – if you don’t have any laying around the house, just head to your local dollar store and pick out your favorites

Step 2: Using a porcelain or ceramic drill bit, drill a hole in the bottom of your teacup. It’s best to do this either on a workbench or put a piece of scrap wood underneath the teacup.

Be sure to continuously wet the area you’re drilling either with a wet washcloth or a squirt bottle (this keeps the teacup from cracking)

Step 3: Fill your teacup with soil and plant your herb or flower!

Voila! Your very own teacup planter!

Framed Book Page

Adding your favorite book quote to a frame is an incredible way to keep your guests loving your decorations without spending too much or putting in a ton of work.

Step 1: Go to www.PicMonkey.com

Step 2: Select “design” and put in your dimensions (I recommend 1500 x 2000)

Step 3: Select “texture” and the aged paper effect – press “apply”

Step 4: Add your text – I like to use the font Roman Antique

Step 5: Once you’re satisfied with your design, just click save!

Now you’re ready to pick out any frame you’d like and add a seasonal touch to your walls.

Yarn Wrapped Bottles

These bottles seem like such a simple fix you’ll be shocked you didn’t think of it before. All you need is a few bottles, scissors, a hot glue gun, and whatever color twine you’d like.

Make a small knot around the top of your bottle and wrap the twine around your bottle until you reach the bottom, making sure it’s wrapped tightly. At the bottom of the bottle, use your hot glue gun to glue the twine in place.

At The Whittaker in Trenton, New Jersey, you can OWN a 2 bedroom, 2 bathroom, condominium for ONLY $1,126/month*!

Plus, you get to choose from a wide selection of carpet, countertops, cabinets, and tile all for free. So, even without these decorating tips, your home feels like just that – your home.

So, what are you waiting for? Contact us today and learn how you can start paying your own mortgage instead of paying your landlord’s!

April marks the end of tax season and on Apr. 17, as the deadline to file your tax returns comes and goes, it can also signal of an important new beginning — becoming a homeowner.

Whether you used Turbo Tax, H&R Block, or a professional accountant when you filed your taxes you were asked if you owned a home.

You answered “no” and missed out on important tax savings.

I know what you’re thinking, “If it was that easy to own a home I would have already bought one” and gotten more money back on my return.

Well, the good news is this:

  1. At The Whittaker it is easy

At The Whittaker, even if your tax refund was less than the 3% down that you need, we’ll work with you to turn your dream of homeownership into a reality.

After all, your return — whether it be $1,000 or $5,000 — when applied to your down payment, puts you much closer to becoming a homeowner than before you received the return.

The Whittaker’s NJ Energy Home Means Cold Weather Doesn’t Mean an Increase In Utility Bills

Categories: New Homes in Trenton | Posted: February 8, 2018 | Comments Off on The Whittaker’s NJ Energy Home Means Cold Weather Doesn’t Mean an Increase In Utility Bills

As winter continues on, so does the cold weather, which means you need to crank the heat.

However, raising the temperature in your home can mean higher utility bills and therefore, less money in your pocket.  And when your apartment or house is older — usually with less or no insulation and drafty windows and doors — you’re using even more energy, which can result in even higher costs.

Fortunately, when you own a home at The Whittaker, lower temperatures outside don’t have to mean extraordinarily high energy bills. Why? Because all of our homes are NJ Energy Home ,  which means we’ve taken steps to ensure your money stays your money.

More Efficient Energy Usage

According to the Energy Star website, American homeowners with Energy Star certified homes saved a whopping $360 million in energy costs in 2015.

Your Home Is Built Tighter

Old homes can be drafty and the more cold air that comes into your home, the more you have to crank the heat to keep it warm.

However, at The Whittaker, our homes are carefully sealed to keep warm air in and cold air out during the winter. No air comes in from drafty windows and doors, and your heated air stays inside your The Whittaker home … where it belongs.  More comfortable to live in; less money to heat.  That’s a winning combination!

These savings are just another way we’ve built our homes with you in mind. In addition to the money you’ll save by living in a NJ Energy Home, our homeowners usually save just by being a homeowner.

For instance, if you’re paying $1,700 a month in rent, you can own — a 2 bedroom, 2 bathroom, condominium — for ONLY $1,097 a month.

That’s a saving of OVER $200,000 just because you paid your mortgage.

Another benefit at The Whittaker is that all of our homes are stocked with NJ Energy Home approved, high-efficiency appliances and light fixtures, as well as, heating and air conditioning systems.

We’re already 65% SOLD OUT so,  contact us today before this incredible opportunity passes you by.

Don’t Let Another New Year’s Resolution Pass You Buy – Make This the Year You Own Your Home

Categories: New Homes in Trenton, News | Posted: January 18, 2018 | Comments Off on Don’t Let Another New Year’s Resolution Pass You Buy – Make This the Year You Own Your Home

As 2018 begins, so does another year of resolutions. One of the most popular promises we make — and traditionally break — is to build a better financial future.

For some people, that may mean eating at home instead of going out or sticking to their set budget even when that new pair of shoes is calling their name from the store window.

However, what many people neglect to take into account when considering their financial future, is the toll being a renter is taking on it.

Self-made millionaire David Bach explained to CNBC that the average homeowner is “38 times wealthier than a renter.”

“Why?” You ask. Well, let’s break it down in terms of real-life numbers. A person who pays $1,700 a month in rent will spend $20,400 a year.

Over 30 years — assuming your rent doesn’t increase, which it would have — that’s a whopping $612,000 that you have paid to live in someone else’s home.

While your landlord rakes in the benefits of you, a renter, paying his mortgage, when you decide to move, you’re leaving over half a million dollars behind.

This isn’t taking into account the other financial incentives being a homeowner brings.

Did you know you can write off your mortgage on your taxes? Plus, over time, homes tend to increase with value, which means you can walk away with a profit if you decide to move.

Take a minute and think about all of the things you’ve purchased in the last year. Have you sold any of those items and walked away with money in your pocket? As President Franklin D. Roosevelt once said, real estate “is about the safest investment in the world.”

At The Whittaker you can purchase a BRAND NEW 2 bedroom, 1bathroom condominium penthouse for ONLY $1,010/month.**

So, your landlord can either make over $500,000 off your rent for 30 years or as an owner, if you were to sell your home after 30 years for the same price you bought it for, you’d get $119,990.*

Even if you sold after 15 years of enjoying your home, you’d still wind up with a “savings account” at closing of $49,796.*

Our prices give you the potential to SAVE over $200,000 just because you purchased a home.

In addition to our great prices, all of our homes are Energy Star certified, which yield lower monthly utility bills for the lifetime of your home.

So, make this the year you keep your New Year’s Resolution to become financially independent by becoming a homeowner.

Then, when you’re about to ring in 2019, you can do it surrounded by friends and family in a home that is yours – not your landlord’s.

*less any costs of sale. Savings will vary based on mortgage amount; larger mortgage = more savings; lower mortgage = less savings.

**based on current interest rates, estimated taxes and homeowner’s insurance, Condo fee for qualified buyers.
